Whether you are an experienced landlord or letting a property for the first time, we offer clear guidance, hands‑on support and a service designed to protect your property, your income and your peace of mind.

We offer a free, no‑obligation consultation visit, during which we assess the property, discuss rental expectations and answer any questions you may have.


Our Services

We offer two clear service options, depending on whether you need help finding a tenant or already have one in place.


1. Tenant‑Finding & Full Management

This service covers everything from marketing the property to managing the tenancy throughout.

Tenant‑Finding includes:

  • Rental valuation and advice
  • Marketing and advertising
  • Accompanied viewings
  • Tenant selection in line with your requirements
  • Negotiation of terms and preparation for move‑in

Full Management:
Once the tenant is in place, full management includes all items listed in the “How We Manage Your Property” section below.

This service is ideal for landlords who want a hands‑off, fully managed experience.


2. Property Management Only

For landlords who already have a suitable tenant in place.

We will:

  • review your existing tenancy agreement, safety certificates, letting permissions, etc., for compliance
  • check you are receiving a fair rental income
  • take over rent collection and management

Ongoing management includes all items listed in the “How We Manage Your Property” section below.


How We Manage Your Property

Once a tenant is in place, we handle the day‑to‑day running of the tenancy on your behalf. Our aim is to keep your tenant safely and comfortably housed while protecting your property and ensuring compliance with all legal requirements.

During the tenancy we:

  • collect rent and issue monthly statements
  • pursue late payments
  • carry out periodic inspections
  • respond to maintenance issues
  • organise repairs and renewals (with your approval)
  • manage annual gas and electrical safety checks
  • deal with emergencies

At the end of the tenancy we:

  • check the property against the inventory
  • manage the deposit return
  • arrange cleaning or minor repairs if required
  • prepare the property for re‑letting

Fees to Landlords

We keep our fees simple, transparent and compliant with current legislation.

Tenant‑Finding & Full Management

  • 50% of the first month’s rent (minimum £300) — payable only when a tenant moves in
  • 10% of monthly rent collected
  • 15% for shared houses

Management‑Only

  • 12.5% of monthly rent collected
  • 15% for shared houses

Additional Services

Tenancy Set‑Up

£66 per tenant + £66 per guarantor — Includes referencing, Right to Rent checks, affordability checks, and preparation of the tenancy agreement.

Inventory & Schedule of Condition

£50 for a one‑bed property + £10 per additional room

Deposit Registration

£15 per deposit — Registration with the Deposit Protection Service and issue of prescribed information.

Project Management (Major Works)

10% of total project cost — For refurbishment or repairs over £500 (inc. VAT). Includes organising contractors and overseeing works

Minor Maintenance, etc.

£15.00 per hour — Tasks like cleaning, installing white goods, or handling professional enquiries.
